The staff was delightful, and the breakfast service was good.
Perfect location, nice price. Easy access to shopping and main attractions. Family type business nothing luxury but clean and simple. Try the restaurant right across--Restaurant 34, lovely food and service.
For a stay in Rome, you couldn't ask for a better location. Right in the heart of Spagna, steps away from the Spanish Steps, shopping, and restaurants. The hotel is a bit older, but the room was wonderful. Even though you are in the heart of the city, there wasn't the bother of street noise in your room. The people at the front desk were helpful when we were asking for directions and advice. Breakfast time can be chaotic as it is a small place where you eat and it gets crowded quickly. The girl who works there though was very good and kept up with peoples demands in a positive manner. Good value for money.
The hotel is a bit older so is a bit "tired" i.e. need new carpeting on some of the floors. But inside the room I have nothing bad to say.

The staff were apalling - very unhelpful and very rude! I have stayed in Rome many many times and I have never experienced such unprofessional service! The room was fine except the a/c did not work and it was not fixed during our stay. The sheets were not changed in 4 nights even though we asked for a change! The breakfast was terrible and the staff unhelpful.
The Hotel Piazza Di Spagna is in a perfect location. The piazza is just around the corner so you are very close to it and the Spanish Steps, but are not aware of the noise and commotion so close to your room. There are several nice restaurants right outside the front door. A lot of taxis come from the piazza right down this street if they are heading toward the south and western parts of the city. We did not find this to be a problem. The small staff was very helpful in giving us directions or advise. The included breakfast everyday was continental and nice. Good coffee.
This hotel is nice place sleep and rest but it is not a destination in and of itself. If your looking for activities or shopping in the hotel this not it.
Extremely good location. All interesting sites are walking distance. No noise in the night because of double-layered windows. Very clean.
the shower head was broken, so it was not easy to take a shower.
Very close to Piazza di Spagna, but very quiet. Francesca and the other front registration staff were friendly. Bed was very comfortable and coffee was great!

The hotel is located in the historic area of Rome, near metro station Spagna, so it is convenient for tourists visiting historic Rome.
The building is old, sometimes improperly installed technical equipment, so the noise of air conditioning equipment is exhausting. The streets are narrow and also quite noisy until late. Rooms, some of them are unsuitable for a three star hotel. We had to change room where we stayed the first time. Receptionist barely made it. Breakfast is served in an improper place, although the staff here, as prepared dishes are good quality.

Breakfast buffet was crowded and awkward. Hard to negotiate with the door opening into the buffet serving area.
We stayed already at this hotel in September 2009. Now it needs some renovation and they are planning to do some in February. Excellent location for sightseeing and shopping. Metro station Spagna is just around the corner, via Condotti and via Frattina are full of shops and boutiques. Hotel staff is very friendly, Francesca helped us with our lost luggage. Good wifi internet on every floor (free of charge). Breakfast are all the same every day (yoghurt, cereals, pastry, croissants, fresh fruit, 1 kind of cheese, jams, tea, coffee, milk). Very nice restaurant called "34" just opposite the hotel (genuine Italian cuisine!).
The hotel needs some renovation, but the rest is ok.
